We walked in smelled decay of something! Then walked in after fighting with the keys to get into the house for about 30min in the rain… then we get inside and the housekeeper or someone left the windows open and rain was all over the counter and floor plus windows upstairs were open! The house smelled of pet urine mixed with bacon! There was poo left in the Toliet and laundry going when we got there! I have never left a bad review with Airbnb but this was so awful we didn’t even unpack we immediately contacted evolve(host) which was no help very rude and finally got ahold of Airbnb where the appropriate actions were taken! Also I had to go back and get pictures which then I was given my money back! The pics were very deceiving!

The property was as described—I didn’t read closely—no dishwasher and not listed in amenities ( referenced in email check out process) my fault and took daughters back to older days—no a/c but fans that worked for night and fortunately spent most days away from rental. With minor exceptions the house worked well for what we needed (6 bedroom and game room—grill. Be sure to bring all food supplies—store across the street limited supplies and more limited hours of operation

We had mixed feelings about our stay. The owner greeted us upon arrival and was very kind and apologetic. He explained that their cleaning person had not shown up before our arrival, and we appreciated his honesty. His son also graciously offered compensation, which we truly appreciated. (We haven’t heard back about how much they will compensate or when we will receive it)Unfortunately, the condition of the property did not match the listing photos or our expectations. When we arrived, there was a strong unpleasant odor throughout the home. We found hair in the drains, stained bedding that we ended up washing ourselves, door handles that did not function properly, and even dead mice in traps. The home also needed much more general cleaning and maintenance than we expected due to bugs, etc.Because we had already rearranged our work schedules and traveled to spend time with our family, we chose to stay rather than relocate. During our stay, we rewashed all of the bedding, scrubbed surfaces, cleaned throughout the home, and even picked up trash outside. We genuinely left the property in better condition than we found it.We appreciated the kindness and communication from the owner and his family, but we hope the property receives the attention it needs before future guests arrive. With a thorough deep cleaning, regular maintenance, and updated photos that accurately reflect the property’s current condition, this could be a much better experience for future visitors.

We failed to realize the property did not have air conditioning. To be fair it was noted in the listing and we missed it. No problem in late Fall, Winter, or Spring but not great in hot weather. Also, while on the river, access is about a 20 foot drop over boulders. Probably not suitable for those with small children. Nice location right across from the store. Good WiFi service.

Overall we really enjoyed our time in Cotipaxi. When we arrived, the window in the first floor bedroom was wide open with no screen which caught us off guard. Definitely recommend getting that fixed. Loved all the wood available for fires. Game room could definitely use some updating. The only thing usable was the pool table, but that was even in poor shape. It’s an old house, so the upstairs gets pretty unbearable if it’s hotter than 75 degrees outside. The couch in the living room is also broken. Loved being right on the Arkansas River- and the fire pit is really unique and in great shape! Lots of outdoor seating which we enjoyed! Thanks for helping make our week so memorable
