We failed to realize the property did not have air conditioning. To be fair it was noted in the listing and we missed it. No problem in late Fall, Winter, or Spring but not great in hot weather. Also, while on the river, access is about a 20 foot drop over boulders. Probably not suitable for those with small children. Nice location right across from the store. Good WiFi service.

Overall we really enjoyed our time in Cotipaxi. When we arrived, the window in the first floor bedroom was wide open with no screen which caught us off guard. Definitely recommend getting that fixed. Loved all the wood available for fires. Game room could definitely use some updating. The only thing usable was the pool table, but that was even in poor shape. It’s an old house, so the upstairs gets pretty unbearable if it’s hotter than 75 degrees outside. The couch in the living room is also broken. Loved being right on the Arkansas River- and the fire pit is really unique and in great shape! Lots of outdoor seating which we enjoyed! Thanks for helping make our week so memorable

Great space for our group. We loved sitting out by the river to drink our coffee in the morning.

we enjoyed our stay had everything at house you need had a big game room bbq pitts a swing set for kids basketball and goal set up alot of toys and board games on inside way more than we every had at a place we rented its an old house but nice and got some history on it was built in 1915 as a hotel for the railroad but it been remodel and nice would stay again

The supposed game room was an old dirty garage with a rock floor and a lot of dirty items. We locked it up and didn’t use it. No dishwasher as advertised. Dining table is worn and the dining bench is broken. Quite drafty but very historical. Outside grounds need grass because of the mud and a perimeter fence by the river for safety. Could be cute with a few improvements.
